Loan Studio
Five free tools for the questions we hear most. No sign-up, no credit check, and nothing you type is saved.
01 · Payment
What will I pay each month?
Move the sliders to see your payment, how much of it goes to interest, and how your balance falls year by year.
A 15 year term costs more each month, but it can cut the total interest by more than half.
02 · Borrowing power
How much can I borrow?
Start with what you earn and what you already owe. We keep your monthly debts at a level most people can live with.
That means a home price up to $491,667 with your $80,000 down payment.
A lender’s top limit is the most you can borrow, not what you should. A comfortable budget leaves room for savings.
03 · Pay off early
What if I pay a little extra?
See how a small extra payment each month, or a one time amount, cuts your interest and your years of payments.
And you would be debt-free 5 years 5 months sooner.
Ask your lender to put extra payments toward principal. Most loans have no fee for paying early, but check yours.
04 · Compare offers
Which offer costs less?
Put two quotes side by side. We add up the fees and the interest for as long as you plan to keep the loan.
Offer B costs more upfront but less over time. It starts saving you money after 4 years 10 months.
Paying points lowers your rate. It only pays off if you keep the loan past the break-even point.
05 · Eligibility
Am I likely to qualify?
Four quick questions and a soft check. You get a likely rate range, an estimated payment and what would help.
What do you need?
Pick a loan and roughly how much.
A soft check is never seen by lenders and never changes your credit score.
How the math works
Plain math, no tricks.
Every tool on this page uses the same formulas lenders use. Here is what each one assumes.
Payments
The standard loan formula
Your payment stays the same each month. Early on, most of it is interest. Over time, more of it pays down the loan.
Borrowing power
Debts under 36% of income
We add the new payment to what you already owe each month and keep the total under 36% of your income before tax.
Paying early
Extra goes to principal
Extra payments lower the balance right away, so less interest builds up. We assume there is no fee for paying early.
Comparing offers
Fees plus interest
We count upfront fees and the interest you would pay while you keep the loan. That is the true cost of each offer.
Results are estimates to help you plan. They are not an offer to lend. Your rate and terms depend on a full application and a credit check.
